What will my ceiling project cost?
The starting surface and the finished result determine the work. Room area is useful, but it does not capture previous paint, damaged joints, ceiling height, access or the amount of smoothing required. Ask Ronald for a free project estimate based on your ceiling and a written scope you can compare.
A single square-foot figure can leave out repairs, protection or painting. Compare the complete project before comparing the total price.
Three common starting points
| Your starting point | Items to clarify |
|---|---|
| A local ceiling opening or patch | The damaged area, condition of surrounding board, texture match and extent of painting. See ceiling repair. |
| Popcorn removal with a new finish | Existing coatings, material assessment, removal, repairs and the chosen finish. See popcorn removal. |
| A smooth finish across a room | Required smoothing, joints, intended lighting, finish specification, primer and paint. See smooth ceilings. |
Compare the same work in each quotation
| Part of the project | What the written scope should explain |
|---|---|
| Ceiling area | Rooms, approximate dimensions, height and boundaries of the work. |
| Existing materials | Current texture, previous paint and any relevant testing or assessment. |
| Protection and access | Furniture arrangements, floors, adjacent surfaces and access through the property. |
| Removal and repairs | Removal method, known openings or damaged areas, and how additional work is agreed. |
| New finish | Smooth, knockdown or orange peel; preparation and sample/specification where relevant. |
| Coatings | Whether primer and paint are included, which surfaces are painted and who completes that work. |
| Schedule and cleanup | Work stages, drying intervals, usable rooms and the agreed cleanup scope. |
| Price and terms | Included work, exclusions, taxes where applicable, payment timing and any written workmanship terms. |
